Is there a grey area in the negotiations?

Is there a grey area in the negotiations?

After a couple of days looking at upscale homes my clients fell in love with a home in a gated community. Keep in mind this is a gated community that went belly up during the bust. A developer bought 10 of the 12 homes that were in different stages of build out. The home they fell in love with was beautiful and in the final stages counter tops, flooring, paint colors etc. We talked to the Broker representing the developer, the project Superintendent and some of the homeowners. This seemed like a development on the right track and things looked good.

Now comes Is there a grey area in the negotiation?

Promises? Could we get that in writing? What are you doing with the 2 houses in the half a roof put on stage down the street? Well this developer did not buy those 2, but they will be finished or torn down. Could we get that in writing?

This house was altered as the original plans show the garage on the side now it is on the front due to property lines. Could you show us the changes sent to the county? Oh it is all approved and everything is good. Could we get that in writing.

These were the 2 main items then a couple of minor requests. We could get nothing in writing and could not get a copy of the originl floor plan with changes. They could not produce any documents stating what was being done to the 2 abandoned properties 1/4 finished.

My clients loved this house but did not submit the offer. We are still looking for a home for them. It is much harder now to find them the ideal property.

I sure did not want to answer to my clients as to the grey areas in this negotiation if they were not carried out as promised. If you are selling a property and don't have answers to important questions it would be a good idea to get the answers.

The 1/4 finished properties as of 2 hours ago are still in the same condition as they were 2 months ago.

When the questions are not getting answers, confirmed in writing there could be a reason. There may not be any set plans for the problem area. Do you want your clients facing the problem down the road?
